L’écoquartier des Fabriques, conçu par Linkcity et UrbanEra, l'aménageur de Bouygues Immobilier (regroupés au sein de la société XXL Marseille) avec l’agence Kern et Associés architectes urbanistes, prend place au sein de l’extension de l’opération de rénovation majeure portée par Euroméditerranée. Ce projet urbain, lancé dans le cadre d’un Appel à Manifestation d’Intérêt (AMI) par l’EPAEM s'est concrétisé par le démarrage des constructions en mars 2021. L’écoquartier des Fabriques, au cœur duquel se tient l’historique marché aux puces bientôt rénové, développe sur 14ha une mixité d’usages (logements, bureaux, commerces, activités de loisirs et équipements publics) et forge son identité par l’histoire industrielle et productive du site. Avec l’arrivée dès 2018 de la manufacture collaborative d’ICI Marseille, installée durablement dans le quartier, L'écoquartier des Fabriques réintroduit de l’activité productive en cœur de ville, et se positionne comme une vitrine des savoir-faire marseillais.
